Rosemurgy Properties sold the 23Hundred retail center in Pompano Beach for $10.18 million. The 13,468-square-foot shopping center, at 2350-2390 N. Federal Highway, was sold by 2500LHP LLC, an affiliate of Boca Raton-based Rosemurgy Properties, to Nisa 23Hundred LLC, a Miami-based company managed by Nicolas Mattos, Isabella Mattos and Richard G. Toledo. The price equated to $756 a square foot. Rosemurgy Properties developed the retail center on the 1.79-acre site in 2016. It’s just north of Copans Road, near several wealthy neighborhoods including Hillsboro Isles. The tenant roster is Chipotle, Pei Wei, Jersey Mike’s Subs, Smoothie King, Supercuts, Kay Jewelers and T-Mobile. “It is never easy to sell a property that means as much to us as this one does,” Rosemurgy Properties CEO Alex Rosemurgy said. “The development is a great addition to Pompano and something we were very proud to bring to the community. We spent considerable time and money creating a unique design the city would be proud of.” Few retail properties have changed hands in South Florida during the Covid-19 pandemic. However, quick-serve restaurants have performed better than most soft goods retailers and sit-down restaurants.
This is the second big retail acquisition in recent months for Nicholas Mattos, the son of Miami real estate investor Carlos Mattos. In November, he engineered the purchase of a Weston shopping center.
